If you’re thinking about living in Newnan GA, I’m not going to sell you on it. I want to give you the good, the bad, and the parts most videos about this town leave out, because that’s the only way you’ll know if it’s really the right move for you.
I’m a local realtor with Real Broker, and I work with a lot of people relocating from out of state and downsizers who are ready for a different pace of life. Newnan comes up constantly in those conversations, so let’s get into what it actually costs, what it actually looks like, and who it’s actually good for.
Where Newnan Sits and What It Costs to Live There
Newnan sits in Coweta County, just south of Atlanta. It’s close enough that the city can still be part of your life if you need it for work, for the airport, or for a concert, but far enough that it doesn’t feel like Atlanta. Now let’s talk money, because I know that’s the part you actually care about. The cost of living in Newnan GA runs a little above the national average, roughly 7 percent higher. Housing is always the biggest piece of that budget, especially with where interest rates sit right now, so let’s get specific.

Downtown Newnan vs. Everything Else
Here’s something I want you to picture, because living in Newnan GA isn’t one single thing.
Downtown Newnan is a walkable, historic square. Local restaurants, coffee shops, bookstores, the kind of small town character that shows up in movies because it genuinely looks like a movie set. Historic homes, a lot of Victorian style architecture. That’s actually where Newnan got its nickname, the City of Homes. It’s the version of Newnan most people picture when they hear the name. But drive a few minutes out from the square and you get a completely different picture. You’ve got neighborhoods like Summergrove and White Oak with golf courses and a long list of amenities. You also have practically every big box store and national chain you can think of within a short drive of each other: At Home, Target, Publix, Home Depot, all of it. Convenient, no question, but it’s a different feel entirely from downtown.
Neither one is better. It just depends on what kind of daily life you’re picturing for yourself: walkable and historic, or spread out with everything close by.

What You Need to Know About Data Centers in Rural Coweta County
If you’re looking at property in the more rural areas of Coweta County, which is still technically Newnan, you need to know about several large proposed data center developments and the power infrastructure being built to support them. Georgia Power is moving forward on new high voltage transmission lines through parts of the county, and it has drawn real pushback from residents over land easements, noise, water use, and what it does to the character of rural Coweta.
This is still playing out. There are ongoing approvals and legal challenges, and I can’t tell you how it ends. What I can tell you is that if you’re eyeing rural or unincorporated property out here, it’s worth understanding before you fall in love with a piece of land. Not the kind of hot that surprises anyone moving from the deep South, but if you’re coming from somewhere cooler, be prepared. What balances it out is the other three seasons: gorgeous falls, mild winters, and a beautiful, if too short, spring. Most of the year, it’s genuinely worth being outdoors.
So who is Newnan actually good for?
If you want a small town pace with Atlanta still within reach, if you’re downsizing, retiring, or working remotely and want more house and more breathing room for your money, this tends to be a strong fit. If you need a short, car free commute or you want big city pace every single day, this probably isn’t it. That’s not a knock on Newnan. It’s just a different kind of life than what you’d find inside Atlanta itself.
