Which South Atlanta Suburb Should You Choose: Fayetteville GA, Peachtree City, Newnan, or Senoia?
Fayetteville GA, Peachtree City, Newnan, and Senoia all sit within a short drive of each other south of Atlanta, but they are not interchangeable. Peachtree City offers a master-planned community built around golf cart paths. Fayetteville gives you a historic courthouse square plus newer development around Trilith. Newnan is known as “The City of Homes” for its tree-lined streets of historic architecture. Senoia is the smallest and most charming, with a walkable downtown that has been featured in film and television. The right choice depends on whether you want golf cart culture, historic character, small-town pace, or a mix of all three.

If you’ve started researching a move to the south Atlanta suburbs, you’ve probably noticed that Fayetteville, Peachtree City, Newnan, and Senoia all come up in the same conversation. They’re close together. They share a school system reputation people talk about often. And from the highway, they can look similar at first glance.
They’re not the same place, though. I show buyers around all four communities, and the differences matter once you start picturing your actual day-to-day life there. Here’s how I’d break each one down.
Peachtree City: Built Around the Golf Cart
Peachtree City is the most distinct of the four, and it’s distinct for one reason: the golf cart path system. There are over 100 miles of dedicated paths connecting neighborhoods to schools, shopping, restaurants, and the lake. You can genuinely run a Saturday’s worth of errands without touching a main road.
That infrastructure shapes the whole town. Neighborhoods are tucked behind tree buffers. Commercial areas are clustered into a handful of villages instead of strip malls lining every road. If you want walkability and a planned, orderly feel, this is usually the town that wins.
The tradeoff: Peachtree City home prices tend to run higher than the surrounding towns, and the lot sizes in some newer sections are smaller than what you’d find in Newnan or Senoia. If you’re downsizing from a large property, that’s not necessarily a downside. If you want acreage, it might be. Fayetteville GA: Historic Core, Modern Growth
Fayetteville is the county seat of Fayette County, and it has two distinct sides. The historic downtown square has the courthouse, local shops, and a slower pace. A few miles away, the area around Trilith brings newer construction, a film studio campus, and a more walkable, mixed-use development style that’s drawing a different kind of buyer.
This makes Fayetteville the most varied option of the four. You can land in a 1940s bungalow near the square or a brand-new townhome near Trilith, and both are “Fayetteville.” If you’re not sure yet whether you want historic or new construction, Fayetteville gives you room to look at both without changing zip codes.

Newnan: The City of Homes
Newnan sits in Coweta County, just south and west of Fayette. It earned the nickname “The City of Homes” for its blocks of preserved historic architecture, and downtown Newnan has done real work in the last several years to grow its restaurant and retail scene without losing that character.
Compared to Fayetteville and Peachtree City, Newnan generally gives you more home for the money, especially if you’re looking at historic properties or larger lots outside the immediate downtown core. Newnan is also a bit further from the airport and the city, so if your daily commute runs north into Atlanta, factor that drive time in before you fall in love with a wraparound porch.
Senoia: Small Town, Slower Pace
Senoia is the smallest of the four, and it feels like it the moment you park downtown. The walkable main street has become known for its boutiques, its filming history, and a level of small-town charm that’s genuinely rare this close to a major metro area.
Senoia tends to fit buyers who want quiet over convenience. You’ll drive a little further for big-box shopping and certain medical specialists. In exchange, you get a tight-knit downtown, generally more land per dollar than Peachtree City, and a pace of life that a lot of my downsizing clients specifically tell me they’re chasing.
So Which One Is Right for You?
Here’s how I’d narrow it down in a single conversation with a buyer:
- Want walkability and a planned community feel? Look at Peachtree City.
- Want a mix of historic charm and new construction in the same town? Look at Fayetteville GA.
- Want more home and land for your budget, with easy access to a growing downtown? Look at Newnan.
- Want the slowest pace and the most small-town character? Look at Senoia.
None of these are wrong answers. I’ve helped buyers land happily in all four, and the ones who end up happiest are the ones who get specific about their actual day-to-day before they sign anything, not just the ones who fell for the prettiest listing photos.
