What Is It Really Like to Be Living in Trilith, GA in 2026?
Living in Trilith in 2026 means walkable streets, geothermal homes, and now Trilith Live, a 530,000 square foot entertainment complex with a luxury cinema and a 2,200 seat theater. Homes range from around $500,000 for a micro home to multi million dollar new construction, with HOA fees from $1,300 to over $10,000 a year. It fits relocation buyers who want a design forward, low maintenance lifestyle, and it does not fit buyers who want a big backyard or maximum privacy.

I have made a couple of videos about Trilith before, but this is the first real update since Trilith Live opened, and it changes the day to day experience of living here more than anything else has since the community broke ground. If you are considering a move to Fayetteville, GA, Trilith is one of the first places relocation buyers ask me about, so I wanted to give you the updated pros, the cons, and the real numbers.
Trilith sits on 235 acres right across the street from Trilith Studios, home of the Avengers, Marvel, and a long list of other productions. It is a master planned, walkable community built for creatives and professionals who want beauty, walkability, and a real sense of community in one place. When it is complete, Trilith will have around 750 single family homes, 600 lofts, a hotel, and well over 200,000 square feet of restaurants, retail, and office space. The residential side is also the largest geothermal community in the country, which is a big deal once you see the utility bills.
What changed in Trilith since the last update
The headline news is Trilith Live, which officially opened in January of 2026. It is a 530,000 square foot entertainment complex with a nine screen luxury cinema run by Georgia Theatre Company, a 2,200 seat theater called the Box, and a large community plaza. Passion City Church has also moved onto the campus.
Since opening, Trilith Live has hosted everything from Gabby’s Dollhouse Live to Dwight Yoakam, with a Fayetteville Comedy Festival lineup coming later this year. I saw the band America there recently and had a great experience. Two large sound stages have hosted live audience productions, including game shows and reality TV tapings, which fits the creative identity of the community. For the people who actually live in Trilith, this means a full scale entertainment venue is now within walking distance. Want to catch a movie? Walk over. Want to see a concert or a comedy show? It is happening at Trilith Live.
The dining and retail scene has filled out just as much. Town Center now has Amici Italian Cafe, the upscale Enzo Italian Steakhouse, sushi at Sensu, Mexican at CT Cantina and Taqueria, and Greystone Local Eatery for Southern food. For something sweet, there is Honeysuckle Gelato, Hero Donuts, and Woodstone Bakery and Cafe. On the retail side, Scholar and Scribe Bookshop, Nourish and Bloom Market, and Piedmont Wellness Center are just some of the other business in town. The Trilith Guest House, a AAA Four Diamond hotel, added its own dining with Prologue Dining and Drinks and the rooftop bar Oliver and View.

The pros and cons of living in Trilith
I always tell my clients the good, the bad, and the truth, because that is the only way to make a confident decision. Here is where I break down the pros and cons in the video, and the short version is this:
The pros:
- The community is self contained. Between the town center, the guest house, the Forest school, and now Trilith Live, you do not have to leave very often if you do not want to.
- Green space is everywhere. 51% of Trilith is green space, every home is within one block of a park, and there are 15 miles of walking trails, a dog park, a pool, pickleball and basketball courts, a splash pad, and that famous granite ping pong table.
- The location works for commuters. Trilith is about 30 minutes south of downtown Atlanta and 20 minutes from the airport, so if you need the city occasionally but do not want to live in it, this is hard to beat.
- The homes are built green. Detached homes are geothermal, using the constant temperature of the earth to heat and cool the house, which means lower energy bills and more comfort during power outages.
- Maintenance is minimal. No traditional backyards means no mowing and no yard work, and most homes are new enough that you are not facing a long repair list either.
The cons:
- Small lots, no backyard. If you want room for a private pool or a yard for kids to run around in, Trilith will not give you that. You get terraces, courtyards, and shared green space instead.
- Less privacy. Homes are designed to face the street and interact with neighbors, which is a real adjustment if you are used to a traditional subdivision.
- Price has moved since my last videos. Homes range from around $500,000 for a 500 square foot micro home to multi million dollar new construction with 5,000 to 6,000 square feet. Smaller resale homes of 1,000 to 1,500 square feet run $700,000 to $800,000. HOA fees range from $1,300 a year up to over $10,000 a year in the gated enclave.
- Some growing pains remain. Trilith is closer to finished than it has ever been, but you will still see construction activity in pockets as the remaining homes get built out.
Who Trilith actually fits, and who it doesn’t
If you are relocating from a bigger city and want a walkable, design forward lifestyle without actually living in the city, Trilith is worth a serious look. It is also a strong fit for people connected to the film industry, entrepreneurs and remote workers who want built in community, and downsizers ready to trade a big yard for a low maintenance lifestyle with amenities outside the door.
If a big backyard, a private pool, or maximum privacy are priorities, living in Trilith is probably not for you, and that is a completely fine answer. The buyers I work with who end up loving Trilith usually figured out the lifestyle fit before they figured out the budget.
