What does a million dollars buy in Peachtree City, Fayetteville GA, or Newnan?
A million dollars buys very different homes depending on which South Atlanta suburb you choose. In Peachtree City, it buys a golf cart lifestyle with lake views and finished basements. In Fayetteville, it buys larger lots, gated privacy, and proximity to Trilith Studios. In Newnan, it buys more square footage and brand new construction, often on two or more acres. Same price point, three completely different ways of living.

If you’re relocating with equity from a coastal market, or you’ve spent years building toward this number, a million dollars probably means something different here than it did wherever you’re coming from. I wanted to show you exactly what that looks like right now, so I pulled nine recent listings across Peachtree City, Fayetteville, and Newnan. Three sold, three under contract, and three still active, all within about $30,000 of each other.

Peachtree City: the golf cart lifestyle has a price
Peachtree City is hard to compare to anywhere else in Georgia. Over 100 miles of paved golf cart paths connect neighborhoods to shopping, dining, and parks, and that connectivity is part of what you’re paying for at this price point.
A home that sold for $990,000 on Southern Shore Drive came in at 3,728 square feet with four bedrooms, a finished terrace level with a full theater, and a seasonal lake view. It went under contract in seven days, cash offer. Another property, a true lakefront home in Plantation Ridge, listed at $998,000 and is under contract with a primary suite that opens straight onto a deck over the water. On the higher end, an active listing on Smokerise Trace is just under 5,827 square feet with $322,000 in recent upgrades, including a new roof, triple pane windows, and an EV charger. None of the three homes have a pool. In Peachtree City, the golf cart path and lake access tend to matter more to buyers than a backyard pool.

Fayetteville GA: more land, more privacy, closer to Trilith
Fayetteville sits just east of Peachtree City and feels noticeably different on the ground. Lots are bigger, communities are more established, and the area has picked up momentum thanks to its proximity to Trilith Studios.
A home on Reflections Point in the Canoe Club sold for $990,000 at full asking price after just seven days on the market. It sits directly on the community’s namesake lake, with nearly 7,000 total square feet and a finished basement built around a movie theater and kitchenette. If you’ve been wondering whether the cost of living in this part of Fayette County is worth it at the high end, this is the kind of property that puts the number in context.
A custom home on Woodward Drive, originally listed at $1,129,000, came down to $999,000 before going under contract. It’s a clean two story build with no basement, coffered ceilings, and a kitchen with double ovens and an 11 foot island. And an active listing in the gated Whitewater Creek community, at $999,000, includes a community pool, tennis courts, and a clubhouse behind its own gated entrance, something the other two Fayetteville homes on this list don’t offer. Newnan: more square footage, newer construction, easier interstate access
Newnan sits in Coweta County, one county west of Fayette, and the math changes again. Lower cost of living overall tends to mean more land and more square footage for the same million dollars, and being right on I-85 makes the commute story stronger for buyers who still need to get into the city regularly. A brand new 2025 build in the Parks of Olmstead sold for exactly a million dollars in February. At 4,045 square feet with five bedrooms, it backs up to Lake Summergrove, and the backyard view is a big part of why it commanded that price. Another new construction property in Arbor Springs, still being built on a 2.5 acre lot, is under contract at $1,006,118. That kind of acreage is hard to find at this price point in Fayette County, which is part of why buyers are willing to cross into Coweta for it.
An active listing on Jasmine Court, sitting on the 15th fairway of the Arbor Springs Golf Course, has been on the market over 125 days at $999,900. It’s a custom traditional with a basement that includes a full kitchen, game room, and a hidden storm shelter, the kind of feature that’s genuinely hard to find in new construction.
So which city actually fits you?
Nine homes, three cities, all within $30,000 of a million dollars, and none of them feel interchangeable. Peachtree City gives you the golf cart lifestyle and lake access. Fayetteville gives you land, privacy, and proximity to Trilith. Newnan gives you more square footage per dollar and easier interstate access.
